Acting on behalf of private clients Tim Harries & Partners successfully delivered a spectrum of asset management services on a 10,000 sq ft office building at the gateway into Phoenix Park in Nottingham, strategically located close to Junction 26 M1 and the NET tram terminus. THP identified the opportunity to create value for the client after long-standing tenant E.On indicated an intention vacate the property when their lease expired, THP swiftly negotiated the settlement of a dilapidations claim and simultaneously procured and project managed a high quality refurbishment of the building undertaken by local specialists B&M Interiors, on budget and on time. To enhance the property further, THP negotiated a land-swop with the adjoining owners to provide additional car parking, and within weeks, acting as sole leasing agents, THP negotiated a new letting of the building on a 10 year lease to national finance provider Morses Club plc.
