LEASE RESTRUCTURING
Against a background of falling or stagnant rental values across most sectors in the regional markets, investor focus has been on income preservation and security. We provide analysis of the benefits of lease restructuring on investment performance as a basis for the identifying the parameters of negotiations and lead negotiations through to the completed deal.
Examples of our work in this area include extending the leases with tenants W H Smith and Savers on their stores in High Street Slough, where a mix of capital and re-based rents was agreed as part of the deal, and negotiating-out break options on leases of office occupiers including Svenska Handelsbanken, Gateley, and Thompsons solicitors in City Gate Nottingham, generating millions of pounds of additional rental revenue for clients.
